Situated on one of London’s most iconic thoroughfares, 61 King’s Road is a distinguished Grade II Listed building that captures the architectural elegance of mid-Victorian design. Part of the historic Royal Hospital Conservation Area, this project involves the sensitive restoration and reimagining of the property’s upper floors, transforming them into a sophisticated, high-specification residential unit. Our design philosophy for this project centers on "heritage reinstatement"—meticulously restoring the building’s 19th-century soul while integrating discreet, modern interventions.

At the heart of the proposal is a commitment to the building’s original fabric. We are undertaking an extensive program to reinstate lost historic features, including traditional timber sash windows on the rear elevation and stone and wooden fireplaces that will once again serve as the focal points across the living room, bedroom, and shower rooms. Damaged historic timber floorboards and decorative coving are being meticulously repaired or replaced with reclaimed materials that match the original profiles, ensuring the building’s mid-Victorian rhythm remains uninterrupted.
To protect the listed interior while providing contemporary functionality, we introduced the concept of self-contained, lightweight "pod" structures for the new shower rooms. These oak-veneer units are designed to sit independently within the rooms, set down from the original ceilings and articulated with shadow gaps. This approach ensures a clear visual and physical separation between the new interventions and the historic internal partitions, allowing modern amenities to exist without compromising the integrity of the original architecture.
